Has anybody been able to find the correct memory for this board? So far I've been unable to find memory for this board that meets Asus's latency specification.

Users have reported compatibility issues with DDR5 RAM and issues with the memory compatibility matrix being unclear. It would be best to refer to the Memory QVL (Qualified Vendors Lists) on the ASUS website to find the correct memory that meets the latency specifications for this motherboard.

do I need to buy m2 SSD with heatsink?, appears that Prime motherboard has a cover sink

The ASUS Prime Z690-P motherboard comes with a flexible M.2 heatsink for cooling M.2 SSDs, so you do not necessarily need to buy an M.2 SSD with a heatsink.

Can DDR4 memory be installed on this motherboard?

The D4 versions of this motherboard support DDR4. Pay attention to which model you order as others support DDR5.
