I have three pairs of speakers, does this unit provide the flexible to use one, two, or all three pairs of speakers ?

Based on what is pictured behind the unit, you should be able to use all 3 pairs of speakers at the same time.  To confirm the technical specifications and capabilities of the unit I would highly recommend reaching out to the manufacturer to get more technical information on the unit to make sure it will work with your particular setup.

Does this unit have a subwoofer output? - the pic at the top of the page seems to show them, the pic below does not.

As it turns out, it doesn't have a subwoofer only out. You could hook a subwoofer to it but it would try to produce the high and low notes.

Question 4

I want to put speakers in 3 rooms can I use this with the Sima SSW-4 4 Speaker Selector so I can have music on or off in any of the three rooms?  Also, with these two items can I change the volume in each room to be different?

there are only 2 zones available with this tuner. The main one is 7.1 and is for the main TV connection. It does support a zone B but its a single stereo output. So no you would not be able to have different volumes or channels in 3 different rooms.

can unit have enough power to push 4&8ohm speakers on a/b orc/d side. 2pairs speakers?

Well I guess it depends on the size of speakers you are using. I can tell you that I have 1 set on A channel and 1 set on C channel. It sounds alright for what it is. It does look like you can run 4 sets of speakers. If you want ground shaking music this is probably not the receiver you want. I believe the manual stated no load over 16 ohms per channel.
