Can you use ddr3 memory usage ?

No, you can only use ddr3 with a compatible ddr3 mother board. For this one your gonna have to use ddr4. You can check it if you scroll down and find it under specs it should list the Ddr type with the different speeds the motherboard can take.

I've bought this mobo and tried installing kaby lake cpu but it won't start. Forums say i need to upgrade bios to v.0604, looks like I have 0602 out of the box. So do I have to find and install older skylake cpu, upgrade the bios and it is going to work with Kaby? did anyone encounter with this problem here? Thanks.

As a rule, if the current BIOS does not support(no boot) or misidentifies newer CPU's, the proper way of upgrading the BIOS is installing an older(Supported) CPU to get the board booted and flashed to the latest version.  It's a bummer when you get out of the box experiences like this.  If you don't have an older CPU, check with your local computer repair shops to see if they will loan you a CPU or they may even do the flash for a nominal fee.

What cases would work with this mobo?

Mini, mid, and full towers will work.  As long as you don't try to put it into a name brand manufacture(OEM) case like Dell or HP.  Sometimes those companies srew with the ATX standards, you will  have to check the fit and power supply they use.

Question 4

Is there a way to tell for certain if the motherboard itself is bad? I have a new board and the board lights come on, but the CPU fan and GPU fans do not turn on. The HDMI cable is connected, but there is no output. Tried without the GPU and just the bare essentials, but other than the board lights, there is no sign of life.

Only way I know of to test a motherboard is to lay it out on a non-conducting surface with the bare minimum of components needed for operation: known-good power supply or proper capacity and type, known-good DRAM strip of proper type (DDR4), a known-good CPU chip of proper type (see MBoard docs) with heat-sink and cooling fan attached.  A speaker is helpful to listen for "beep codes".   You then connect MBoard as outlined in MBoard docs after clearing RTC RAM as outlined in the MBoard docs.  With power supply connected properly as outlined in docs, and DVI-D port connected to a functioning monitor and a know-good keyboard, you would then short with a screwdriver or pencil lead on the POWER_SW on the System Power Connector to start the boot-up process.  NOTE: Make sure you connect power supply to the 24-pin power connector as well as the CPU 8-pin connector on MBoard.

Great mobo if I would have read the damn directions for the 270A.  Can anyone tell me where I can mail this off to get fixed while I buy the one I really wanted?

If you have the Board under 30 Days Call Newegg if that was who you Bought the Board from,Over 30 days E-mail ASUS from their Website,You have to have an Account,If not Set one Up First and make Sure you register the Board with them,They’ll either send you a label or Give you the address They want it sent to.Another thing If you Send it Back to Newegg and they’re the seller Include everything that Came with it! If you're Sending it to ASUS to Fix,Go to their site and find the RMA Instruction Part,It will Explain it All! One thing You have to remember though,
   If your RMAing it Back to ASUS to Fix It,  Don’t include Anything,NOTHING Not Even the BOX! Just the Board Packed in the Silver or dark bag Plastic bag it Came in or if you have an Old One, Also Make Sure It’s Packed real good in a Cardboard box,Because if you include Anything Even the Box You won’t get anything Back But the Board Fixed in a bag in a Cardboard Box,Sometimes They’ll Include What was Wrong.I’ve sent a Couple back to them,They also Have an Online questionnaire You Fill out telling them basically what happened and You Print and send it with The RMA Page you Print in the Box! They Fixed Every New Board that went bad Within The Warranty,One board I bought Used on ebay they sent Back Not Fixed,They Said I Had Burned Traces,From Over Power Volt Surges or Lightening Strike.I bought the Board Like That,Guy ripped me,But That was like 8 or 10 years ago.But like as long as You Didn’t Dump a Beer on it while it was running or Your Electric Meter got a Direct Hit By Lightning, Which I don’t care But I don’t Think a $100 Dollar Surge Protecter Would Stop 100,000 or More Volts,But Never had One Hit So can’t Swear! Is it fine if i only use one 16g stick of ram until i get another?

From looking at the manual it shows that you can use only one memory stick (it's shown with a drawing and everything).  I believe this is the case with most motherboards but if you're unsure you can always look up the manual for the motherboard you're interested in.

No, the Prime Z270-P does not have the aura sync feature. However there are other variants of the Z270 that do. The Z270-A, and  Z270-AR do have the aura sync feature
