My pop up is 14', but 14.5" with tire. Will this fit around the tire?
Im sure that it would. I bought the 10 and it covered the tire and over the front completely. Hope this helps.
Will this accommodate a unit with a roof mounted AC unit?
Yes, Add two feet to the lengrh of your RV. Our camper is small but has a full size roof mounted AC unit and it covers it fine.

Yes it is kept my camper dry. It is totally waterproof and very durable already, I love it.
